About Tribune Capital

Tribune Capital is an Oklahoma City-based private equity firm, focused on multi-family investments across the Midwest. Since 2018, Tribune has deployed over $130 million in equity capital and has acquired over 2,000 units, with steady deal flow. Tribune’s investment thesis is two-fold:

  • Take advantage of value-add opportunities to capture substantial rent premiums and improve the quality of life for residents and
  • Improve the property in such a way that attracts quality tenants who prefer to stay on-site, and occupancy rates remain high.

Tribune's ability to source new opportunities hinges on three main strengths:
First, Tribune has an intimate knowledge of the markets and submarkets in which it owns properties, giving us unique insight into where rents can be increased.
Second, Tribune routinely leverages long-standing relationships to help us source and vet opportunities. These relationships include:

  • Prominent figures in the markets, who give us a better understanding of the supply/demand dynamics within the submarkets
  • Local brokers who assist us in sourcing deals on and off the market and analyzing opportunities before properties hit the market
  • Equity partners who allow us to evaluate and close deals quickly
  • A national network of business contacts which allow us to obtain optimal financing terms on opportunities and keep us informed on how national market trends may impact local markets

Lastly, Tribune harnesses a unique ability to identify assets across different classes which have both the potential for significant rent growth and the stability of steady cash flow.

Our operation of the properties in our portfolio focuses on strategically renovating units to maximize net revenue and executing within budget to maximize NOI – leading to consistent and sustained rent growth. Tribune adds, upgrades, and maintains external amenities to make properties as safe and family-friendly as possible, leading to a strong tenant base and high occupancy rates. Tribune invests in hiring competent property staff who implement programs to create intentional positive touch-points with residents, including hosting community events for families, quickly responding to maintenance calls, and offering preventative maintenance measures to keep residents comfortable, which lead to high renewal rates. Tribune’s method of strategic renovation to create substantial rent growth, combined with operational management to drive NOI have led to strong exits and returns for our investors.
